Water rarely comes through where the stain appears. It runs along a sheet, a batten or a joist and shows up somewhere else entirely, which is why guessing at a repair so often fails.

We trace the leak to where it is really getting in, photograph what we find and show you. Most leaks start at the details rather than out in the middle of the roof: flashings, penetrations, fixings, valleys and laps.

On metal roofs that usually means rusted or loose fixings, lifted laps and flashings that have failed or were never dressed in properly. On tile roofs it's cracked or slipped tiles and failed valley or ridge flashings. On shingle roofs it's lifted shingles and the flashings around chimneys, dormers and penetrations.

We fold flashings in-house, so a repair can be made to fit the roof in front of us rather than bent from a stock section.

A good repair can buy a sound roof years. But when a roof is failing in several places at once, or the material itself has reached the end of its life, repairs just move the leak. We'll tell you which one you're dealing with, and if replacement is the better answer we'll show you why.
