Where long run works, and where it does not
Long run is the most common roof in New Zealand for good reason. The sheets run unbroken from ridge to gutter, so there are no horizontal laps to leak, and a well-installed long run roof will outlast most of what sits under it.
Below about three degrees of pitch it is the wrong product. Water does not clear fast enough, it ponds in the pans, and it finds the laps and the fixings. On a flat or low-pitch roof, a membrane system is the correct answer and we will tell you so.
The detailing is where long run fails
The sheets themselves rarely fail. Long run roofs leak at the barges, ridges, valleys, aprons and penetrations, where the flashing has been bent from a stock section instead of made for the roof. We fold our flashings in-house to suit each junction.
Coating and fixings matter more in Auckland than most people realise. Much of the region sits in a severe or very severe coastal exposure zone, and the wrong coating, or the wrong fastener against the right sheet, will cut decades off the roof. We specify both to the exposure at your actual address.
Re-roofing in long run
Long run is a common choice when an old roof comes off, including replacing a heavy tile roof with something much lighter. With the old roof stripped we check the purlins, battens and framing, and if we find rot we stop, show you photos and price the repair before going further.
New underlay goes down, the sheets are fixed to the manufacturer's pattern, and the roof space ventilation is specified so condensation doesn't become the next problem.

Long Run Metal Roof questions
Is long run right for my flat roof?
Almost certainly not. Under about 3 degrees of pitch long run will pond and leak. That is what membrane is for, and membrane is the work we do most of.
Which coating should I use near the coast?
It depends how close and how exposed. We check the corrosion zone for your address and specify the coating and fasteners to match, because mixing the wrong fastener with the right sheet causes failures on its own.
Can long run replace my tile roof?
Usually, yes, and taking that much weight off the framing is a genuine benefit. We check the framing and battens as part of the quote.
Is long run noisy in the rain?
Louder than shingles or tiles. Underlay and ceiling insulation take most of the edge off. If rain noise matters to you, we'll talk you through asphalt shingles as well.
